


Oberoi Realty, a Mumbai-based listed real estate developer, sold a penthouse of 8,570 sq ft for ₹55 crore, as per the property registration documents. Located in Goregaon, the residency was purchased by the promoter of a manufacturing company, Kapila Arora. The industry experts note that this luxury transaction is a significant indicator of increasing demand for high-end residencies outside traditional hubs like South Mumbai and Bandra.
1. Earlier in March, Agam Kumar Nigam bought a land parcel in Mumbai's Madh Island. A 1,197 land parcel, which is located within Suchak Cooperative Housing Society Limited in a building named "Mango Villa", was purchased for ₹10 crore. The transaction also includes a ground-plus-one-floor residential and commercial structure.
2. In 2025, Bollywood actor, Akshay Kumar, sold two adjoining residential apartments for ₹7.10 crore which are located in the Oberoi Sky City in Borivali, Mumbai. The properties were sold at a price of more than ₹52,000 per sq ft. The documents show that the first property was worth ₹5.75 crore with a carpet area of 1,101 sq ft. The second property, which is a studio apartment of 252 sq ft, was sold for ₹1.35 crore.
Goregaon's penthouse in the Oberoi Elysian is another one of the record-breaking transactions in Mumbai's western suburbs as the residential property was sold for one of the highest per sq ft rates. By achieving a benchmark rate of ₹64,822 per sq ft, this transaction highlights a growing demand for exclusive, high-floor residences in the western suburbs among high-net-worth individuals. This deal signifies a shift in Mumbai's real estate market, establishing Goregaon East as a high-demand location for ultra-luxury residences.
