Some developers club with witty homebuyers to show the booking amount as 'loan', which is returned back to them upon construction. They, then, re-enter the contract for the actual transfer of property ownership. It is because. the under-construction properties are levied upon a 12% GST and the completed ones, along with the OC are not.
