Dholera Smart City, officially known as the Dholera Special Investment Region (DSIR), is India's first greenfield smart city developed under the Delhi-Mumbai Industrial Corridor (DMIC). Located approximately 100 km from Ahmedabad, Dholera is envisioned as a future-ready urban-industrial hub that seamlessly integrates world-class infrastructure, advanced technology, clean energy, and planned residential and commercial zones.

• Dholera's location offers seamless connectivity to major cities, ports, and industrial hubs. The centerpiece of its connectivity is the Ahmedabad-Dholera Expressway, a 109 km access-controlled expressway set to be completed in 2025. This expressway will drastically reduce travel time between Dholera and Ahmedabad to less than an hour, enhancing logistics efficiency and daily commute viability.
• Complementing road infrastructure is the upcoming Dholera International Airport. Located near Navagam village, this greenfield airport is being developed in phases and is expected to start cargo operations by mid-2025, with passenger services expected shortly thereafter. Once operational, it will provide direct air access for domestic and international investors.
• In the long term, a dedicated freight rail corridor and a metro transit system are also planned to connect Dholera with Ahmedabad and Bhavnagar, further enhancing multi-modal connectivity.

All utilities, including water, electricity, gas, ICT, and sewage - are planned to be underground, ensuring a clean and efficient urban experience. • The city also integrates sustainability into its very core. A massive 300 MW solar park is operational, with plans underway to expand solar capacity to 4,400 MW under the ultra-mega solar power initiative. Smart water recycling, rainwater harvesting, waste-to-energy systems, and green landscaping ensure an eco-conscious living environment.
• This plug-and-play infrastructure allows industries to set up operations without long wait times, making Dholera ideal for manufacturing, warehousing, and logistics.

• As Dholera develops into an industrial and employment hub, residential real estate has gained strong traction. Land prices have appreciated significantly over the past decade due to increasing demand and limited supply in the activation zones.
• Several developers are offering premium plots and planned residential townships near the expressway, airport, and industrial clusters. Options range from 150 sq. yd. plots to large integrated townships with clubhouses, green spaces, schools, and retail zones. The government has also allocated funds to develop essential civic infrastructure such as hospitals, fire stations, and police stations within the residential zones.
• With enhanced job creation, strong infrastructure, and affordable land rates compared to metro cities, Dholera is attracting not just investors but also end-users and early residents.

• By 2026, Dholera will have an operational expressway, an active international airport (Phase I), and India's first semiconductor manufacturing facility. Between 2026 and 2030, the city is expected to see large-scale township development, operational manufacturing units, and a rise in population driven by jobs and housing demand.
• In the next five years, Dholera is projected to become a key contributor to Gujarat's GDP growth, particularly in high-tech manufacturing, electronics exports, and green energy production.
