Introduction

M3M India has partnered with global fashion and lifestyle brand Elie Saab to develop two ultra-luxury branded residential projects in Gurugram and Noida, committing a combined investment of ₹3,500 crores. The developments will together comprise around 950 apartments, with M3M India constructing about 300 homes in Gurugram and group company Smartworld Developers developing roughly 650 units in Noida.

These projects mark Elie Saab's first branded residential foray in India. The Gurugram development will be located in Sector 111 within the Smart City Delhi Airport zone, while the Noida project will come up in Sector 98.

Project split, Investment and Pricing

Confirming the partnership, M3M India promoter Pankaj Bansal said the Gurugram project will see an investment of around ₹2,000 crores, with an estimated topline of ₹4,700 crores. The Noida development will involve an investment of about ₹1,500 crores and is projected to generate ₹3,500 crores in topline.

  • Gurugram (Sector 111):

    • ~300 ultra-luxury apartments along the Dwarka Expressway
    • Built-up area of ~1.3 million sq ft in a G+25 structure
    • Pricing at ~₹37,000 per sq ft
    • Starting price: ~₹15 crore
    • Unit sizes between 4,200 sq ft and 4,600 sq ft

  • Noida (Sector 98):

    • ~650 units on a six-acre parcel
    • Developable area of ~1.2 million sq ft
    • Mix of 200 larger luxury residences and 450 service apartments
    • Pricing at ~₹33,000 per sq ft
    • Luxury homes priced between ₹9 crores and ₹12.5 crore
    • Service apartments starting at ~₹3 crore
    • Apartment sizes from 2,850 sq ft to 3,810 sq ft; service suites 700-800 sq ft

Brand Credentials and Delivery Timeline

Elie Saab Group Vice Chairman and CEO Elie Saab Jr. noted that the brand entered the branded residences segment in 2019 with a project in Dubai and has since completed 25+ projects across 14 countries, including Vietnam, London, Casablanca and São Paulo.

Both Indian projects have received RERA registrations and are planned for completion within a five-year timeframe.

Target Buyers and Prior Brand Tie-ups

According to Bansal, buyers of branded residences typically include high-net-worth individuals, celebrities, sportspersons, business owners from Tier-II cities seeking metro homes for their families, and senior executives of multinational companies.
