Managed workspace provider Smartworks has expanded its footprint in Mumbai by leasing 1.82 lakh sq ft of office space in Andheri East. With this addition, the company's total managed office portfolio in Mumbai has crossed 2 million sq ft, reinforcing the city's importance as a key growth market.
The newly leased premises are located at The Square, a commercial project developed by Lloyds Realty Developers Ltd. The property enjoys a strategic location near the MIDC business hub and is well connected to major transit points, including Chhatrapati Shivaji Maharaj International Airport (Terminal 2). It is also close to the Aqua Metro Line's T2 station and Marol Naka on Metro Line 1, ensuring strong connectivity for corporate occupiers.
According to Smartworks, the expansion is driven by consistent enterprise demand for high-quality, flexible office spaces in Mumbai. The company believes that corporates continue to prefer professionally managed workplaces that offer agility and operational efficiency.
Neetish Sarda, Managing Director and Founder of Smartworks, stated that Mumbai remains a priority market for the company due to its strong corporate ecosystem. He highlighted that crossing the 2 million sq ft milestone in the city reflects sustained demand from businesses seeking modern, well-managed office environments.
Lloyds Realty Developers also expressed confidence in the transaction. Ravi Agarwal, Chairman and Managing Director of the company, said that the deal demonstrates Mumbai's continued appeal as a leading commercial destination. He added that the collaboration with Smartworks aligns well with the evolving needs of occupiers who are increasingly opting for managed office solutions over traditional leasing models.
Smartworks operates as a managed office platform that leases bare-shell commercial spaces and converts them into fully serviced campuses. These workspaces are equipped with a wide range of amenities such as cafeterias, fitness centres, recreation zones, crèches, medical rooms, and convenience stores.
The company currently manages 15.3 million sq ft of office space across 63 centres in 15 cities in India and Singapore, catering to a diverse mix of domestic and multinational enterprises.

These transactions underline the strong demand for flexible workspace solutions from large enterprises looking to optimise real estate costs while enhancing employee experience.
The 1.8 lakh sq ft leasing deal in Andheri East marks another significant step in Smartworks' rapid expansion across India's top office markets. As corporates increasingly move toward flexible and managed workspaces, Mumbai continues to emerge as a major hub for such solutions. With its portfolio now exceeding 2 million sq ft in the city, Smartworks is well positioned to benefit from long-term demand for high-quality, enterprise-grade office environments.
