BA Continuum India Private Limited has leased an office space of 1.11 lakh sq ft in Powai, Mumbai, at a monthly rent of around ₹1.43 crore. Located in the Cignus building in the Passpoli area of Powai, the space spans the 22nd and 23rd floors of the commercial tower.

JP Morgan Services India Private Limited has leased over 2.71 lakh sq ft of office space in Mumbai’s Powai area for a period of five years, with a total rental value of ₹612 crore. The commercial office space carries a starting monthly rent of more than ₹9.23 crore and a total security deposit exceeding ₹55 crore.

Windsor Realty, a Mumbai-based real estate developer, has completed an office acquisition worth ₹283 crore in Santacruz, Mumbai. The deal comprises nine office units with a combined carpet area of 42,340 sq ft, spread across the 7th and 8th floors, along with 25 car parking spaces.

Honeywell Technology Solutions Lab Pvt Ltd has leased nearly 4 lakh sq ft of office space in Bengaluru’s Bellandur region for a period of seven years. The total rent stands at ₹429 crore, with an annual escalation clause of 5%.

India recorded net office absorption of 61.4 million sq ft across the top eight cities in 2025, up from 49.1 million sq ft in 2024, led by strong activity in Chennai and Delhi-NCR. Robust leasing continued to support market momentum, with fresh transactions accounting for nearly 80% of total demand.

India’s flex office segment is expected to grow from the current $3-4 billion to $9-10 billion by 2028, driven by the rapid expansion of Global Capability Centres (GCCs). With over 1,850 GCCs currently employing around 2.2 million professionals, the segment is estimated to add 80,000-120,000 seats annually, creating an employment opportunity worth $170-254 million each year.
