Thane has become a popular destination for property investors as it offers good returns and capital appreciation. In a wealth report compiled by Knight Frank India Limited, Thane is one of the 20 cities across the world, where people are currently looking forward to investing their wealth.

But property prices in Ghodbunder Road (GB Road); have hiked exponentially as it offers the best combination of proximity to nature and fast pace of development coupled with Government's proposed plans to enhance connectivity.
About the project
Orovia is a project by the Vijay Group which is one of the most reputed builders in Thane. The project is located at Waghbil Road, Off Ghodbunder Road in Thane. Orovia Phase I is offering one, two and three BHK homes in four towers, each having 27 habitable floors. The project aims at constructing 10 towers in total but has currently received RERA approval for four.
The project is MahaRERA compliant and as of today is scheduled to be completed in March 2022. The date of completion was revised from the earlier date which was February 2021.
The unique feature about Orovia is that it is IGBC Pre-Certified Gold, which means that the project is bound to follow guidelines laid down by the Indian Green Building Council (IGBC); to make living there more sustainable. The place does lag behind in offering a variety of higher education institutes. The area has about three colleges; A.P Shah Institute of Technology, Muchhala Polytechnic and the Shubham Raje Junior college.
Employment
Many information technology (IT) companies have shifted their offices to Thane which is turning the city into a service and tech hub. The project site is surrounded by various commercial complexes and IT parks such as TCS Olympus Centre, Bayer and G. Corp among many others.
Economic analysts' suggest an estimated 40% an increase of employment opportunities in the Mumbai Metropolitan Region (MMR), including Thane. Such a predicted hike in jobs would entail a major increase in the demand for housing and subsequently could generate further capital appreciation for real estate investments in Thane.
Hospitals and Healthcare
The vicinity has two well-known hospitals, one being the Hiranandani hospital and the other being the Currae hospital. The area also has many chemists and clinics. A number of gyms and playgrounds are spread across the area and it also has the joggers park nearby.
Shopping and Entertainment
Orovia plans to have a commercial arcadia for high-street shopping near the residential towers which is said to be planned in a way that shall provide uninterrupted smooth business flow for the shops and offices.
The area boasts the presence of multi-purpose supermarkets like Hypercity and Dmart along with a sports gear supermarket named, Decathlon. The area has many small grocery stores and restaurants spread across in the area. Ghodbunder road hosts a number of movie halls too.
