Some home-buyers finalise on a house the first time they see it. They get what is called a 'gut' feeling and finalise the house immediately. However, the practical approach would be to visit a property/house multiple times before finalising it or making a deposit for it. There are several reasons for this.
Most of us have an attention span of fifteen minutes. This means that when in a new place, one notices the novelty and the unusual within the first fifteen minutes, after which the surroundings start seeming familiar and ordinary. Hence, one may not be able to spot all flaws of a house the first time around.
Generally, people schedule visits to multiple houses on the same day. This leaves them with limited time to analyse each house. As a result, they may not have enough time to look at it in entirety or in as much detail as is required. Also, when one looks at a house after looking at other houses, they may look at the house relative to other houses rather than individually.
The first time one look at a house, they only consider the over-all feel of the house. But, the consequent times after that, they pay attention to some particular details- kitchen slabs, bathroom size, bathroom fittings, window fittings, switchboards, etc. It is only after getting over the feeling of 'new' that one starts analysing the level of convenience.
One major consideration while buying a house is furnishing and decorating it according to the choices of the buyer. For this, home-buyers must visit the house more than once to analyse how and where their furniture would fit. It is important to think about all the additional interior decoration the house would require.
It is difficult to know all about the connectivity of the locality in just one visit. It would be a good idea to plan visits during the different hours of the day and during working days as well as holidays. It is especially important to visit the area during night time so one can see if all safety provisions (like street lights) are in place.
While the first visit is primarily to look at the house or the project, the following visits are to look around the area. They must look around to analyse the kind of businesses that run in the area, police vigilance in the area, and grocery shops, pharmacies chemists etc. in the vicinity.
It is also important to look into the water availability and the water supply of the area. If the house is still under construction, it would be a good idea to talk to the guards of the surrounding complexes to inquire about water and electricity supply.
