About the area
Ambivli falls under the Kalyan-Dombivli Municipal Corporation and is said to have derived its name from the Amba Goddess.
Ambivli came into limelight when a major chemical and rayon manufacturing company called National Rayon Corporation (NRC) established their headquarters in this area and therefore established the NRC colony for their employee's residential purposes, which is now one of the prime locations in this area.
The area does not support many commercial establishments at present, but has ample amount of greenery and is connected via roadways and railways.
About the project
Neptune builders are introducing the Ramrajya project as progressive housing. The project is based on a township model in which the builder will offer all the necessary amenities. Key features of the Ramrajya project include, an ISKCON temple within the residential premises, NES school, a multi-speciality hospital and various sports and cultural amenities. The project also promises of an expansive riverside promenade and a 50,000 sq. ft. community centre.
The project involves construction of 28 towers having 22 floors each. Every floor shall host 12 flats. The construction technology used in this project is MIVAN technology, which means that unlike structures made from RCC or bricks, the building will be made by adding concrete to ready-made aluminium formwork. This type of construction is leak proof and also has a longer life of about 80-120 years.
The most striking feature of the project is the pricing and subvention scheme. The builder is offering 1 & 2 BHK homes starting at ₹25.40 lacs (inclusive), which is pretty attractive price for the amenities that are being offered, although keeping in mind that the carpet area of the flats is slightly less than the standard size.
The project also highlights the scheme of "Zero EMI for life," which essentially means that if you book a house at Ramrajya and opt for a home loan, the pre EMIs would be waived off and the interest component on your home loan would only begin from the date of possession. The process of booking a house at this project involves filing an online application with your choice of flat and paying a fee of ₹27,000. Upon allotment the buyer needs to pay the stamp duty. The loan payback shall only begin after completion of the project.
The allotment scheme for Ramrajya opens 19th May, 2018 and closes on 3rd June, 2018. The project also enjoys PMAY benefits of up to ₹2.67 lacs.
Transport and Connectivity
The closest railway station to the project is the Ambivli railway station, situated on the Central line of the Mumbai Suburban Railway system. The location is said to be at a 10 minute distance from Kalyan and a 25 minute distance from Thane.
A 126 km Virar - Alibaug multimodal corridor phase I is projected to complete by March 2022 while the phase II shall be completed by December 2022.
Education
The township is projected to have the NES International school which will offer IB and IGCSE curriculum. The NES International School was established by Dr. Ramaswamy Varadarajan in the year 2005 and currently has branches in Mulund and Dombivli. The school has been ranked as the 3rd best International school in Mumbai. Dr. R Varadarajan, the founder Principal of NES International is also the secretary general of South Asia International Baccalaureate Schools Association.
The area also has a host of schools and colleges nearby to the project, offering various curriculum's to choose from.
Hospital and Healthcare
The Ramrajya township is projected to have the Platinum Hospital from the Platinum group. The Group was initiated in June 2009, with the concept of providing quality healthcare at an affordable price to all sections of the society.
Platinum Hospital Group has a 100 bed Multi Speciality Hospital at Mulund, Mumbai which is the flagship project of this group. This group owns another 110 bed hospital at Vasai, Thane which is recognised as the first Super Specialty Hospital of the area and Best hospital of the zone. The group also owns a heart Institute by the Name Icon Heart Institute at Dombivli.
At a fair distance from the project there are also a number of other hospitals like, the Birla Hospital, Holy Cross Hospital and Fortis Hospital to name a few.
Shopping and Entertainment
The Mohone market is the closest market space to the project. The area does have supermarkets but not at a very close distance from the project.
Shopping centres such as D-mart, Metro Junction mall and the Sarvoday mall is projected to be reached within the time span of 15 - 20 minutes from the project.
About the builder
Neptune Group was established about a decade ago and has to its credit one of the Biggest Malls in India - Neptune Magnet Mall and the biggest IT Park of Mumbai Neptune Element. The builder claims to have successfully completed and completing around 10 million sq. ft., and about 20 million sq. ft., upcoming projects spread across Hyderabad, Kochi, Nagpur, Pune and Mumbai.
