It is true that all houses come with certain specifications- the number of bedrooms, balconies etc. Generally, people know if they want a 1BHK or a 2BHK and so on. But, the difficult part is deciding how many square feet they would actually 'need' as opposed to how big a house they 'want'. Deciding upon a house of the right size becomes a task. Following are some tips to help you select the right house-
Assess your current house
One reason for changing the house could be that you're dissatisfied with your current house - maybe the kitchen is too small or perhaps there is only one bathroom for three people. On analyzing closely your current house (and parts of it you wish were different), you will be able to list down what you want from your new house. Look at each part of the house and ask yourself if this part is fine as it is, or if it should have been bigger or smaller. This will help you get a fair idea of how big you want each room to be.
Think about present AND future needs
Now, this is a very important consideration. If you're planning to get married, are married and planning to have kids, or have a family and are looking to extend your family, you must shortlist houses based on how much space you would require in the future. A new house is not something you buy every couple of years. It would help, then, to analyze your needs (in terms of space) for at least ten years ahead. You must be able to answer some questions like - Do you hope to have kids (or more kids)? Would you, at some point, need a separate home office? Do you expect your parents or other family members to move in with you?

Everyone wants extra space. We would all love a fancy house with a huge and grand living room, and an extravagant bathroom. Isn't that right? All of this may sound very fancy, but may not always be practical. After having put down your requirements, the next thing is to look around different areas and see where you would find a house of the right size well within your budget.
Assess your lifestyle
If you stay alone or with your partner, or if your job requires you to travel a lot, then the practical choice would be to invest in a small home. Sometimes people want huge kitchens just because they look nice. But if you're someone who orders out most days or generally cooks a small and simple meal, then it would be a waste to invest in a bigger house only for a bigger kitchen. Deciding upon whether guest rooms are needed is also quite a complicated matter.
While all these considerations may seem petty, one must closely think about all these because prices fluctuate according to the total square feet.
