Which Floor to Choose While Buying a New Home
Confused about ground floor homes or top floors in a high-rise building? Here are some tips to help you choose the right floor to live on

Buying a new house is a complex and (in most cases); tedious procedure. Most buyers do not give much thought about which floor to live on. It is only after choosing the ideal location, builder, and home that they begin to start thinking about their preferred floor. The common mentality is to choose the floor attached with maximum economic benefits.

However, there are some particular considerations that home buyers must keep in mind while deciding on their ideal floor:


View

If one is inclined towards enjoying the view of the city (or of the sea in Mumbai); from a high-rise building, then one must opt for a higher floor. But, if any member of the family is acrophobic (having a fear of heights), then they must opt for a lower floor which wouldn't trigger their vertigo.



Privacy

For some people, privacy is a very important concern. They enjoy the space and privacy that the higher floors offer. However, some people are the opposite- they like the open and airy environment that lower floors provide. They prefer these floors because they offer a higher scope for interaction with other residents.


Family type

The family type plays an important role in deciding the suitable floor. For instance, if one lives with small children, it would be a good idea to opt for a lower floor. This would help him get a view of the courtyard or park while the children play. If one lives with his/her parents, who have trouble taking the stairs, then lower floors would be a good idea, especially during times of emergency or when the elevators are out of operation.



Security

If one is not living in a gated society, then he/she must opt for the higher floors since the lower floors could be susceptible to anti-social elements. However, if the society is gated and well secured, then security on lower floors is also secure.



Energy consumption

Generally, higher floors demand more energy consumption, especially during summers. This is because higher floors receive more heat from the sun, and demand air-conditioning for longer periods. Moreover, drawing water till the higher floors also involves more energy consumption by water pumps.


Structural defects

From the point of view of structural defects, the middle floors seem to be the best choice. Most structural defects like water seepage are found on either lower floors or higher floors.

Generally, homes on higher floors are costly than home son lower floors. However, some developers waive off the floor rise charges as part of their launch offers. Many realtors believe that while houses on higher floors have a higher resale value, houses on lower floors are more beneficial in terms of generating rental income. Having said that, one must always give precedence to his own requirements. He must choose his house and floor based on his preferences while keeping the above-mentioned factors in mind.
