



The Maharashtra Housing and Area Development Authority (MHADA) has announced the sale of 120 residential flats in Mumbai under a first-come, first-served (FCFS) scheme. The housing authority confirmed that applications for these apartments will open on February 5, 2026.
The available flats are spread across multiple locations in Mumbai, including Kandivali, Charkop, Shimpoli, Antop Hill, Wadala, Powai, Malad, Mankhurd, Ghatkopar, Vikhroli, Byculla, Tardeo, Lower Parel, Sion, Juhu, and Andheri. These homes were originally offered through earlier MHADA lottery schemes but remained unsold and have now been made available through the FCFS process.
According to MHADA officials, the price range of the flats varies significantly. The most expensive unit on offer is located in Tardeo, South Mumbai, and is priced at over ₹8 crores. On the other hand, the most affordable flat in the scheme is available for ₹38 lakhs.
The registration process for interested buyers will begin on February 5, 2026, through MHADA's official online portal. Applicants will be able to complete their registration and submit applications digitally.
From February 12, 2026, buyers will be able to proceed with the next steps, including payment of the security deposit, application fee, and selection of flats. Once a flat is selected, the applicant must pay 10 percent of the total sale price within 48 hours to confirm the booking.
MHADA has clarified that failure to make this payment within the stipulated time will result in automatic cancellation of the booking. In such cases, the entire security deposit will be forfeited.

Applicants are required to submit Aadhaar and PAN cards as part of the documentation process. Married applicants must provide documents for both spouses. Divorced applicants will need to submit certified copies of court orders, and possession of the flat will only be granted after submission of final legal documentation, MHADA stated.
After completing the initial formalities and paying the security deposit, applicants can access the "Book My Home" option on the portal. This section will display details of available flats, including building, floor, and unit numbers.
Once a flat is selected and the 10 percent payment is successfully made, MHADA will issue a temporary online offer letter for payment of the remaining amount. If an applicant cancels the booking after receiving this offer letter, or fails to pay the balance amount on time, one percent of the flat's sale price will be deducted and the rest will be refunded without interest.
Buyers who intend to take a home loan must upload a pre-sanction letter from their bank or financial institution. MHADA will then issue a No Objection Certificate (NOC) in favour of the lender through the applicant's login portal. Final allotment and possession letters will be issued only after full payment of the flat price and applicable stamp duty.
In addition to the current FCFS offer, MHADA is also preparing to launch a much larger housing lottery in Mumbai in the coming months. The authority is expected to release around 5,000 affordable housing units over the next two to three months.
Nearly half of these homes are likely to be located in the Goregaon area, with units catering to different income categories, including Economically Weaker Sections (EWS), Lower Income Groups (LIG), Middle Income Groups (MIG), and High Income Groups (HIG).
This upcoming lottery is expected to provide a major opportunity for Mumbai homebuyers seeking affordable housing options in well-connected parts of the city.
