Introduction

RSVM Hospitality Private Limited acquired over 18 acres of land for more than ₹497 crore in Thane. Located in Majiwada area, the firm purchased the land parcels through two separate transactions from two companies belonging to the Neterwala Group, as per the property registration documents.

About the Transaction

  • Located in Majiwada, Thane, both the transactions were registered on February 20, 2026.
  • RSVM Hospitality acquired a land parcel of 32,984 square metres for ₹239.9 crore from Chemicals and Ferro Alloys Private Limited in the first of two transactions.
  • As for the second transaction, the company bought a land parcel of 40,936 square metres for ₹257.8 crore from Uni Abex Alloy Products Limited.
  • The total value of the two transactions is ₹497.8 crore with the land parcels adding up to 73,920 square metres or around 18.6 acres.

MMR Led India's Land Market

In 2025, the Mumbai Metropolitan Region (MMR) recorded the highest activity, accounting for 13% of total land transactions across India's top 7 cities, with 32 separate deals covering over 500 acres.

According to the report, the planned developments are intended for a mix of residential, commercial, plotted developments, data centre and industrial developments.

Celebrity Land Transactions in the MMR

1. In March 2025, Suniel Shetty and cricketer KL Rahul jointly purchased a land parcel of 7 acres for ₹9.85 crore located near Mumbai in Owale, Thane West. As per the documents, a stamp duty of ₹68.96 lakh and registration fees of ₹30,000 were paid.

2. The celebrity couple Anushka Sharma and Virat Kohli purchased a land parcel of five acres for ₹37.86 crore. Situated in Alibaug's Zirad village, near Awas Beach, the property was purchased on January 13, 2026. The couple paid ₹2.27 crore for stamp duty and ₹30,000 for registration fee.
