Pali Hill in Bandra West has added another Bollywood name to its lease register. John Abraham's firm, JA Entertainment Private Limited, has renewed the lease of a premium property at Pali Hill for a monthly rent of ₹12 lakh, according to documents accessed by a source. The renewal, executed on February 6, 2026, comes three years after Abraham first leased the same property in 2023 at ₹11 lakh per month, reflecting the steady appreciation in rental values across one of Mumbai's most coveted addresses.
The property in question is called Supreme ArtVeda, spanning a RERA carpet area of 3,158 sq ft with an additional balcony area of 97.62 sq ft, bringing the total area to 3,255.75 sq ft. The renewed lease is for two years, with a security deposit of ₹66 lakh. The monthly rent is set to increase to ₹12.5 lakh after the first 12 months. Bajaj Builders continues as the landlord for the property.
Pali Hill in Bandra is one of Mumbai's most prestigious neighbourhoods, long synonymous with celebrity living. Its appeal to the film fraternity is driven in large part by proximity to major Bollywood studios in nearby Andheri, Versova, Juhu, and Goregaon Film City. For decades, the area has been the residential hub of choice for Bollywood's biggest names and high-net-worth individuals alike.
The Bandra address has seen several high-profile property transactions in recent months.
In February 2026, Bollywood actor Ishaan Khattar purchased a luxury apartment in Navroz Apartments at Pali Hill for ₹29.37 crore. The apartment, under the Navroze Premises Co-operative Society, has a carpet area of 2,989.05 sq ft and was sold by Kapil M Mahtani, with the transaction registered on February 5, 2026.
Last year, Shah Rukh Khan leased two lavish duplex apartments in Pali Hill, Khar, at a combined rent of ₹8.67 crore for three years. The duplexes were leased from the Bhagnani family. The first duplex, leased from actor Jacky Bhagnani and his sister Deepshikha Deshmukh, carries a monthly rent of ₹11.54 lakh and a security deposit of ₹32.97 lakh. The second duplex, leased from film producer Vashu Bhagnani, carries a monthly rent of ₹12.61 lakh and a security deposit of ₹36 lakh.
Celebrity real estate activity in Mumbai has been brisk beyond Pali Hill as well. On March 24, Bollywood actress Madhuri Dixit leased office space in Lower Parel for five years at a total rent of ₹2.81 crore. The commercial unit is located in One Lodha Place, Lower Parel, with a carpet area of 731 sq ft, one car parking space, a stamp duty of ₹72,600, registration charges of ₹1,000, and security deposit of ₹17 lakh.
In February 2026, Shraddha Kapoor renewed the lease on her Juhu apartment for one year at a starting monthly rent of ₹6 lakh, paying the entire annual rent of ₹72 lakh upfront.
John Abraham's lease renewal at Pali Hill at ₹12 lakh per month is a reflection of both the enduring appeal of Bandra's most prestigious address and the broader strength of Mumbai's premium rental market. With rents rising steadily and celebrity transactions continuing to flow, Pali Hill shows no signs of losing its status as Mumbai's most coveted neighbourhood for Bollywood's elite.
