Introduction

Culver Max Entertainment Pvt Ltd, a subsidiary of Sony Pictures Networks, has leased a commercial office space of 73,646 sq ft for a period of five years. According to the property registration documents, the office space is located in Goregaon, Mumbai, and is leased at a total rent of ₹144 crore.

Commercial Office Space Leased in Commerz III

The company has leased the office space from Oberoi Realty, located in Commerz III, near Oberoi Mall, on the Western Express Highway (WEH), in Goregaon. The office space is leased on the 19th and 20th floors of the building.

The starting rent per month for the initial first 3 years will be ₹2.27 crore, and increase to ₹2.61 crore for the next two years after that. As per the documents, the office space leased on the 19th floor spans across 31,000 sq ft and 42,000 sq ft on the 20th floor. The transaction also includes 80 parking spaces, along with a charge of ₹5,000 per month for extra 20 car parking spaces and ₹7,500 per month for any additional car parking space above that.

The agreement for the office space officially begins on June 1, 2026 and ends on May 31, 2031. The company has paid more than ₹20 crore for the security deposit, a stamp duty of more than ₹38 lakh and a registration fee of ₹1,000, for the transaction which was registered on February 12, 2026, as per the documents.

Previous Commercial Lease Transactions in Commerz III

1. Morgan Stanley

In 2024, Morgan Stanley, a global financial services giant, had leased an office space of 1 million sq ft at a starting rent of ₹15.96 crore per month for a nine-year period, as per the property registration documents.

Located in Oberoi Garden City, in Commerze III, Morgan Stanley Advantage Services Private Limited had leased 16 floors of the building with a total chargeable area of 10.01 lakh sq ft. This commercial lease transaction is considered to be one of India's largest commercial deals.

2. Nielsen Media

Nielsen Media and Whats On India Media Pvt Ltd, the company's subsidiary, had leased a commercial office space of 1.52 lakh sq ft at a starting monthly rent of ₹3.87 crore for a ten-year tenure.

The first agreement was signed between Oberoi Realty and Whats On Media Pvt Ltd for an area of 39,852 sq ft. It is located in Oberoi Realty's Commerz III, International Business Park, Oberoi Garden in Goregaon East, with a starting rent per month of ₹1 crore. The company paid a security deposit of over ₹8 crore.

The second agreement is for an area of 1,12,404 sq ft, which took place between Oberoi Realty and Nielsen India Media Pvt Ltd. The office space is located in the same building on the 36, 37 and 38th floors.
