


Apple India Private Limited has leased a retail store of 12,616 sq ft on the ground floor in Borivali's Sky City Mall. The company is set to open its sixth retail store in India at an annual rent for ₹2 crore, according to lease documents.
Earlier this year, the company had leased 57,000 sq ft of office space in WaveRock IT Park, Hyderabad, for a period of five years at a monthly rent of ₹71.6 lakh.
Apple has leased the retail space for a period of 130 months, which is almost for 11 years, at a monthly rent of ₹17.35 lakh, with 15% escalation every 36 months. The lease commencement date is May 8, 2025.
According to the agreement, the company will pay 2% of the store revenue for the first 42 months and 2.5% after that, under the revenue-sharing clause. The property is leased from Incline Realty Pvt Ltd with a lock-in period of 10 years and 10 months from the commencement date. The company has paid ₹1.04 crore for security deposit, as per the documents.
Apple India's entry in Borivali's Sky City Mall marks the company's second entry in Mumbai after its launch of a retail store in BKC in 2023. With Apple's flagship stores in Mumbai and New Delhi, the company continues to expand its footprint across the country by opening its Bengaluru store 'Apple Hebbal', Pune's 'Apple Koregaon Park' and Delhi-NCR's 'Apple Noida'.
Borivali's Apple store will provide one-on-one assistance from Apple Geniuses and Specialists, dedicated advisors for business users and creative support teams. The Apple store will also feature 'Today at Apple' sessions and workshops, while also offering the buyers further services including Apple Trade In, Apple Pickup, guidance to shift from Android to iOS as well as post-purchase setup and troubleshooting.
1. North Bengaluru's Phoenix Mall of Asia
In September 2025, Apple opened its third official retail store in North Bengaluru's Phoenix Mall of Asia. The store was leased in November 2024 for a period of ten years, spread across 7,997.8 sq ft. The annual rent, which began in August 2025, is ₹2.09 crore with 15% escalation every three years. The company paid a security deposit of ₹1.046 crore, also with 15% escalation every three years.
2. Mumbai's BKC Area
Later in December 2024, the company signed a commercial lease agreement in Maker Maxity-5, Bandra Kurla Complex (BKC) in Mumbai. The space leased is 6,526 sq ft for a five-year tenure at a rental rate of ₹738 per square foot per month. The company has paid the security deposit of ₹4.33 crore with the first lock-in period dating December 31, 2027 and the second being on December 31, 2028.
