

Pune-based real estate developer Pristine Landmark Spaces LLP has acquired a large land parcel measuring more than 16,000 square metres in Pune's Vadgaon Sheri locality for a total consideration of ₹250 crore, according to property registration records.
The property spans 16,861 square metres and has been sold jointly by Kumar City Co-operative Housing Society Ltd and Kumar Urban Development Private Ltd, the documents reveal.
The transaction was officially registered on February 4, 2026. As part of the registration process, a stamp duty of ₹17.50 crore was paid along with a registration fee of ₹30,000, the records confirm.
An email request for comment was sent to Pristine Landmark Spaces LLP regarding the acquisition. However, no response was received from Kumar Urban Development Private Ltd at the time of publication. The report will be updated if additional details become available.
Vadgaon Sheri is a well-known residential micro-market located in East Pune. The area enjoys strong connectivity and is strategically positioned close to key commercial hubs such as Kharadi, Viman Nagar, and Pune Airport. Over the years, Vadgaon Sheri has developed into a preferred destination for homebuyers due to its mix of mid-segment and premium housing options.
According to local market sources, residential property prices in the locality currently range between ₹8,500 and ₹12,000 per square foot, depending on the project and specific location.
The Vadgaon Sheri deal is part of a broader trend of rising land acquisitions across major Indian cities.
In 2025, a total of 126 land transactions covering more than 3,772 acres were concluded across the top seven cities. In comparison, 2024 saw 133 deals accounting for around 2,514 acres.
The Mumbai Metropolitan Region (MMR) led the activity with 32 deals covering nearly 500 acres, followed by Bengaluru with 27 deals spanning 454 acres, and Pune with 18 deals covering more than 308 acres, according to industry data.
Among tier-2 and tier-3 cities, Ahmedabad recorded the highest land area transacted with three major deals totalling 603 acres, while cities such as Amritsar, Mysore, Nagpur, and Vadodara saw two deals each.
Out of all transactions completed in 2025, more than 96 deals involving approximately 1,877 acres were proposed for residential development, including township projects, plotted layouts, and luxury villa developments.
In the top seven cities, MMR accounted for over 13 percent of the total land area transacted, while Bengaluru contributed around 12 percent, with land earmarked for residential, commercial, and warehousing projects.
Pune's 18 land deals were largely proposed for residential, mixed-use, retail, industrial, and logistics developments, underlining the city's strong real estate investment appeal.
