BMW leased an additional logistics facility of 1.35 lakh sq ft at ESR Pune Industrial Park Private Limited, expanding its presence in the city. The company has leased the space for ₹53.19 lakh rent per month for a period of 7 years and 5 months, as per the property documents.
1. In 2025, BMW Techworks in joint venture with Tata Technologies had leased a commercial space of 58,900 sq ft. Located in Whitefield, Bengaluru, the rent per month of the leased space is ₹1.04 crore, as per the property registration documents.
2. According to media reports, BMW Group India achieved its highest-ever first-quarter sales earlier this year, delivering 4,567 units between January and March 2026, which is a 17% increase compared to the same period in 2025.
Reports indicate that BMW's expansion in India is fueled by increasing electric vehicle (EV) demand, supported by a strategy of price parity between its battery-powered and petrol/diesel models to appeal to budget-aware luxury buyers.
While the luxury segment represents just 1% of India's total car sales, it continues to be a strategic priority for high-end global manufacturers due to the country's growing population of wealthy consumers.
BMW is significantly increasing its presence in Pune through a new lease agreement at ESR Chakan. This expansion of logistics and warehousing operations demonstrates the company's ongoing dedication to one of India's most vital automotive centres.
The 7.5-year agreement, which includes annual rent hikes, demonstrates strong confidence in India's luxury car market. Furthermore, Pune remains the top choice for global manufacturers searching for high-quality Grade A industrial facilities.
