


MetLife Global Operations Support Centre Private Limited, an analytics firm, has leased an office space at Embassy Office Parks Real Estate Investment Trust (REIT) in Noida. Located in Sector 144's Oxygen Business Park (Tower 3), the firm has leased an office space of 75,000 sq ft with ₹41.84 lakh rent per month for a period of five years, according to the documents.
Embassy's Oxygen Business Park, which is situated in close vicinity to the Noida-Greater Noida Expressway, is a premium, Grade A office park, spanning across 25 acres and 3.3 million sq ft. Embassy Oxygen is considered to be one of the largest office parks in Noida and stands as one of only two SEZs in its submarket.
The building has leased its premises to several tenants including GlobalLogic India Private Limited, ARM Semiconductor and Air Liquide, to name a few. Noida continues to emerge as an appealing location for office occupiers because of the upcoming Noida International Airport, seamless connectivity and growth of technology-led businesses and GCCs in the area.
1. In December 2025, EY Global Delivery Services India LLP had leased an office space of 1.72 lakh sq ft at Embassy Oxygen Business Park's Tower 2, covering four floors of the building. The space is leased at a monthly rent of ₹98.52 lakh for a period of five years. The build-up area of the lease on the podium level is 37,508 sq ft, second floor comprises 42,160 sq ft, and 46,583 sq ft each on the third and fourth floors.
As per the agreement, the rent per sq ft is approximately ₹57, with a rent escalation of 15% after three years. The company has paid ₹5.91 crore for security deposit.
2. IBM India Private Limited in January 2026 had leased an office space of 2.3 lakh sq ft. Located in Tower 4 of Intellion Park in Gurugram's Sector 59, it has been leased for a period of 10 years at a total rent of ₹180 crore.
3. Eternal Ltd, Zomato's parent company, leased 2.78 lakh sq ft of office space in Gurugram's Intellion Park for a monthly rent of ₹2.33 crore. The lease covers seven floors including the ground floor and from fourth to ninth floors of the building.
MetLife's expansion at Embassy Oxygen Business Park highlights the increasing dominance of Global Capability Centres (GCCs) in the Noida commercial market, with a total footprint exceeding 3.65 lakh sq ft.
This transaction, supported by top-tier infrastructure and regional connectivity, underscores the Noida Expressway's emergence as a premier hub for high-profile technology and global operations.
