Introduction

Apple India Pvt Ltd has leased an additional office space of 1.21 lakh sq ft for ₹2.84 crore rent per month, expanding its presence in Bengaluru's Embassy Zenith. With this new lease within the same building, the company's total occupancy has increased to 3.89 lakh sq ft.

The technology major has committed to a total rental expenditure of approximately ₹1,333 crore for a lease period of ten years.

Apple's Additional Lease in Embassy Zenith

  • The recent lease spans across 1,21,203 sq ft of chargeable area, situated from the ground floor to the fourth floor.
  • The space was leased from MAC Charles (India) Limited at a monthly rental of ₹235 per sq ft.
  • The space is leased for a period of ten years, which began from September 25, 2025, as per the documents.
  • With a lock-in period until April 2, 2030, the lease also mentions an annual escalation of 4.5% starting from April 3, 2026.
  • The company paid ₹14.24 crore for security deposit and is required to pay further ₹11.07 lakh for 123 car parking spaces.
  • As per the agreement, if a tenant vacates their premises or if any space is available, it must be first presented to Apple for further expansion of its current lease.

Apple's Previous Lease In Bengaluru's Embassy Zenith

In April 2025, Apple India had leased 2.7 lakh sq ft of space from the fifth floor to the thirteenth floor and 362 car parking spaces in Embassy Zenith at a monthly rental of ₹235 per sq ft. The carpet area of all nine floors is 1.96 lakh sq ft with a chargeable area of 2.68 lakh sq ft.

According to the documents, the total rent of over 10 years is ₹1,010 crore which includes rent, parking spaces and common area maintenance charges. The company has paid a security deposit of ₹31.57 crore and has been paying the rent of ₹6.35 crore per month with an annual rent escalation of 4.5%.

Apple's Other Transactions Across India

1. In May 2025, Apple India had leased a retail space of 7997.8 sq ft in the Phoenix Mall of Asia in North Bengaluru. The space is leased for a period of 10 years at an annual rent of ₹2.09 crore, according to the documents. The company has paid ₹1.046 crore for security deposit, with an escalation of 15% in rent and security deposit.

2. Apple secured a decade-long lease in 2023 for several floors at Prestige Minsk Square on Cubbon Road, Bengaluru, starting at a monthly rental cost of ₹2.44 crore.

  • Apple Saket in Delhi
