




The Delhi Development Authority (DDA) has launched its first housing project which is developed under the Transit-Oriented Development (TOD) policy at the beginning of the New Year. It launched the second phase of its housing scheme, DDA Towering Heights, located at the East Delhi Hub in Karkardooma.
As per the statement from DDA, under the Karkardooma Housing Scheme 2026, individuals (retail buyers) shall be offered a total of 741 flats on a first-come, first-served basis, whereas 107 flats are assigned for bulk allotment to government institutions.
According to the statement, the registration process for the 2BHK flats will begin from January 8, with the flat bookings to commence on January 23, 2026 (Basant Panchami day) and scheme closing on March 31, 2026.
The DDA further said that each flat's booking amount will be ₹4,00,000, with no restriction on the number of flats an applicant can book under the retail category. The disposal price of the flats ranges from ₹1.78 crore to ₹2.35 crore. Since construction of the flats has crossed the 90 per cent mark, the payment schedule has been structured accordingly. Allottees will initially be required to pay only 75 per cent of the total disposal cost, as specified in the first Demand-cum-Allotment Letter, the statement said.
The mentioned price of the flats does not cover extra costs such as maintenance charges, GST on those charges, conversion fees, or water connection charges. In addition, GST will be charged separately on the flat price at the current rate of 5 per cent.
The applicants under the retail category must submit their applications online through DDA's Awaas Portal, with a one-time registration fee of ₹2,500 (waived for existing users) and booking amount of ₹4,00,000 for each flat which will be non-refundable but will be adjusted against the disposal price once the allotment is successful.
Furthermore, the 107 flats reserved for bulk allotment to government institutions include categories such as central/state government ministries and departments, central/state government universities, central/state government organisations, undertakings and PSUs, and central/state autonomous bodies.
With the launch of the second phase of DDA Towering Heights, the Delhi Development Authority has expanded its Transit-Oriented Development-led housing offering in East Delhi. The scheme combines premium high-rise living, strong metro connectivity, and a structured payment plan, making it a significant residential addition to the capital's evolving urban landscape.
