


Dosti Realty, a real estate developer based from Mumbai, announced on March 6 that it will invest around ₹150 crore to develop its first senior living housing project titled 'Dosti Primus'. Located near Mumbai, in Thane, the company said that it is expecting the revenue potential to be approximately ₹255 crore.
Dosti Realty has collaborated with Primus Senior Living for Dosti Primus which is located in Thane's Dosti West County in Balkum, within its 105-acre integrated township and will span across a land parcel of 1.85-acre.
According to the company, this senior housing project will offer spacious apartment configurations of 2BHK and 3BHK units, with the prices for 2BHK units starting from ₹1.82 crore and that of 3BHK from ₹2.28 crore onwards. Dosti Realty will invest around ₹150 crore, while the revenue potential is expected to be around ₹255-260 crore.
Dosti Primus' architectural and interior design will prioritise safety and accessibility such as wider doorways, passageways from barrier-free movement, anti-skid flooring and level-entry thresholds between living areas and balconies to ensure easy access for mobility aids.
To avoid any risks of falling, the bathrooms will feature grab rails, seating arrangements and motion-sensor lighting. The kitchens will be designed in such a way that the counters are levelled at an accessible height for the residents.
The project will also include on-site medical facilities, including tie-ups with renowned hospitals to help the residents receive professional care. Facilities such as physiotherapy rooms and therapy programmes will be offered to enhance movement and physical endurance. The company noted that to further encourage the emotional and social well-being of the residents, the project will also offer yoga-sessions, community-focused social initiatives and water based exercises.
The company said that under current state regulations, senior living units are classified as residential properties, making the buyers liable for all standard residential taxes, including applicable GST, stamp duty, and registration fees.
Under the Maharashtra Housing Policy 2025, the state government plans to slash stamp duty to a nominal ₹1,000 for senior living properties and provide various concessions to developers building these projects.
Dosti Realty's director, Anuj Goradia, said that the seniors today are more socially engaged and prefer an environment that helps them provide dependable support while also respecting their independence.
The aim of Dosti Primus is to build a community that gives the residents a sense of belonging, security and active aging to offer them a lifestyle filled with urban living, redefining the standard of living for the senior citizens.
