


Enzyme Office Spaces, an office solution firm, has leased a flexible space of 3.4 lakh sq ft in Bengaluru, according to the company's founder and CEO, Ashish Agarwal. The firm has leased the space in Bengaluru's three different locations including Whitefield, HSR Layout and Hebbal before furnishing and providing them as managed workspaces or corporate office solutions.
The space leased in the HSR Layout is expected to be subleased mostly to the startups, while the centres located in the Whitefield and Hebbal is expected to attract GCCs, because of the growing demand among the multinational companies for innovation and back-end in Bengaluru, according to Ashish Agarwal.
He further noted that the space leased in HSR Layout will be handed over to the firm by the next three months, Hebbal's is expected to be given by April and the property in Whitefield is undergoing building modifications as of now.
1. In June 2025, Enzyme Office had leased customized office space of 90,000 sq ft to Vyapar, an accounting software company in Bengaluru. The centre will provide approximately 2,200 workstations along with meeting and collaboration areas, according to the company.
2. In 2025, Enzyme Office had leased a 14,000 sq ft space to SUGAR Cosmetics in Mumbai's Andheri East area, comprising 300 seats. The space is fully occupied by the company, making it SUGAR's corporate headquarters.
Enzyme Office Spaces' 3.4 lakh sq ft, 10-year expansion in Bengaluru highlights the surging demand for managed office solutions from GCCs and startups. Projected to generate ₹50 crore in annual revenue, this deal confirms the corporate shift toward flexible headquarters in key tech hubs.
The company presently oversees a robust 2 million sq ft collection of high-end workspace properties in major business hubs. Ashish Agarwal said that the firm is further aiming to expand its footprint by signing an additional space of approximately 2.5 lakh sq from April 1 because of the rising demands for managed workspaces.
