Introduction

Enzyme Office Spaces, an office solution firm, has leased a flexible space of 3.4 lakh sq ft in Bengaluru, according to the company's founder and CEO, Ashish Agarwal. The firm has leased the space in Bengaluru's three different locations including Whitefield, HSR Layout and Hebbal before furnishing and providing them as managed workspaces or corporate office solutions.

Enzyme Office's Lease Across Bengaluru

  • Enzyme Office Spaces leased approximately 1.8 lakh sq ft space in Whitefield, 1.5 lakh sq ft in HSR Layout and 16,000 sq ft in Hebbal.
  • The company has leased the space for a monthly rent of ₹2.5 crore for a period of ten years.
  • The firm further plans to sublease the spaces to startups and GCCs (Global Capability Centres) and aim for ₹50 crore in annual revenue by the upcoming fiscal year.
  • The transactions were finalized between February 14 and March 5.
  • The spaces leased in Whitefield and HSR Layout are standalone development, whereas the space in Hebbal is a part of Umiya Vellociti, a larger commercial development, which is spread across 6 lakh sq ft of land.
  • The total seats across all three centres will be approximately 5,000, while the company's total seating capacity will go up to around 60,000 seats.

Spaces for Startups and GCCs

The space leased in the HSR Layout is expected to be subleased mostly to the startups, while the centres located in the Whitefield and Hebbal is expected to attract GCCs, because of the growing demand among the multinational companies for innovation and back-end in Bengaluru, according to Ashish Agarwal.

He further noted that the space leased in HSR Layout will be handed over to the firm by the next three months, Hebbal's is expected to be given by April and the property in Whitefield is undergoing building modifications as of now.

Other Transactions by Enzyme Office

1. In June 2025, Enzyme Office had leased customized office space of 90,000 sq ft to Vyapar, an accounting software company in Bengaluru. The centre will provide approximately 2,200 workstations along with meeting and collaboration areas, according to the company.

2. In 2025, Enzyme Office had leased a 14,000 sq ft space to SUGAR Cosmetics in Mumbai's Andheri East area, comprising 300 seats. The space is fully occupied by the company, making it SUGAR's corporate headquarters.
