Goregaon Real Estate Set for Transformation as Arkade Ties Up for ₹350 Crore Project

Introduction

Arkade Developers Limited, a Mumbai-based listed real estate developer, announced on February 5 that it has signed the Development Agreement (DA) for a redevelopment project titled 'Jal Ratan Deep'. This redevelopment project has an estimated Gross Development Value (GDV) of ₹350 crore, according to the company.

About Jal Ratan Deep

  • The redevelopment project, located in Bangur Nagar in Goregaon West, Mumbai, will feature 2BHK and 3BHK residential units.
  • Jal Ratan Deep will be constructed on a land parcel measuring around 4,640.60 sq metres.
  • This project will feature premium residences and commercial spaces in the area, as said by the company.
  • Amit Jain, CMD of Arkade Developers Limited, said that with this development they aim to build sustainable, future-ready urban homes to expand their presence in significant western suburbs of the city.

Other Projects by Arkade Developers

1. Amit Jain said that along with Jal Ratan Deep, the company has another project which will be launched this month. With an estimated Gross Development Value (GDV) of ₹230 crore, the combined GDV of both these projects is ₹580 crore.

2. In July 2025, Arkade Developers had announced its plans to launch a luxury project on the site of Filmistan Studio in the next fiscal year. The company aims to create an ultra-luxury residential project with apartments ranging from 3BHK to 5BHK residential units, exclusive penthouses across two high-rise towers of 50 storeys each.

3. In January 2026, the company announced its plans to launch five projects in key areas in the MMR such as Goregaon, Thane, Borivali, Malad, and Santacruz with a combined GDV of more than ₹3,700 crore for the calendar year 2026. Arkade Developers will invest around ₹2,500 crore across the five residential projects, as said by the company.

Conclusion

The project aims to meet the demand from high-end buyers for larger homes while solidifying the area's mixed-use profile and revitalising the commercial ecosystem of Bangur Nagar, ultimately enhancing the local urban environment.

Amit Jain said that it aims to expand its footprint and continue to sustain its strong growth strategy in the Mumbai Metropolitan Region (MMR). With four completed projects and three ongoing projects in Goregaon-Malad micro market, the company is focusing on offering well thought-out and larger homes to new buyers.
