Introduction

Mumbai's industrial and warehousing real estate market continues to attract fresh investment, with another significant land transaction coming to light. Parakh Foods and Oils Limited has purchased close to six acres of land in a logistics park by Lodha Developers Limited in Ambernath, near Mumbai, for ₹49.11 crore. The deal adds to a growing list of industrial land transactions in the Mumbai Metropolitan Region as buyers seek out well-connected, competitively priced alternatives to core city locations.

Deal Details

The transaction, registered on February 27, 2026, involves a land parcel measuring approximately 24,260 square metres, or about 5.99 acres, at Lodha Industrial and Logistics Park II in Ambernath. According to the Conveyance Deed, the transaction was executed at ₹20,250 per square metre, translating to approximately ₹8.20 crore per acre.


Why Ambernath?

Ambernath, part of the Mumbai Metropolitan Region, is steadily emerging as a preferred destination for industrial and warehousing activity. Strong connectivity to key road and rail networks, combined with land costs that are significantly lower than those in core Mumbai areas, have made it an increasingly attractive location for companies looking to establish or expand their logistics and manufacturing footprint in the region.

The Parakh Foods deal is one of several significant property transactions that have taken place in and around Mumbai in recent weeks.

Oberoi Realty signed a development agreement with the Maharashtra Housing and Area Development Authority (MHADA) for a land parcel in Mumbai's Versova area. On March 16, the company announced that it had signed a development agreement for a MHADA-owned land parcel in Aram Nagar, Versova, Andheri West, Mumbai.

Lodha Developers acquired development rights for a land parcel owned by the Sorabji Kanga Charity Trust in South Mumbai's Malabar Hill for ₹106 crore, with an estimated development potential of nearly ₹2,800 crore. The agreement was executed on January 7, 2026, with a stamp duty payment of ₹37 crore. The trust-owned land measures 17,403 sq m, or over four acres. Under the agreement, Lodha Developers will receive a 57.5% share of the total Floor Space Index (FSI), while the trust will retain the remaining 42.5%.

According to property registration data, RSVM Hospitality Private Limited acquired over 18 acres of land in Thane's Majiwada area for more than ₹497 crore from two Neterwala Group companies. The acquisition was completed through two separate transactions, both registered on February 20, 2026. In the first deal, RSVM Hospitality purchased 32,984 square metres from Chemicals and Ferro Alloys Private Limited for ₹239.9 crore. In the second transaction, the company acquired 40,936 square metres from Uni Abex Alloy Products Limited for ₹257.8 crore.
