




Apple India Private Limited has leased an office space of 57,000 sq ft for five years in Hyderabad's WaveRock IT Park. According to the documents, the office space is leased at a monthly rent of ₹71.6 lakh. The lease transaction commenced on December 1, 2025, expanding its total footprint to around 6.34 lakh sq ft at the campus.
Considered one of the key IT parks in Hyderabad, WaveRock is situated in the Financial District of Nanakramguda. In September 2025, Apple had leased an additional office space of 64,125 for five years sq ft at WaveRock IT Park for a monthly rent of ₹80.15 lakh.
As per the documents, Apple had leased the upper ground and the third floor of the building for a period of 60 months. With a security deposit of ₹4.8 crore paid by Apple, the documents further mentioned an annual escalation of 4.77% over the lease period and a lock-in period of three years.
1. In August 2025, Apple India had leased an office space of approximately 2.7 lakh sq ft in Embassy Zenith developed by Embassy Group in Bengaluru. Leased for a period of 10 years, it has a total rental outlay of more than ₹1,000 crore with almost ₹235 per sq ft per month.
2. Apple India had leased a retail space of 7997.8 sq ft at the Phoenix Mall of Asia in North Bengaluru for a period of 10 years at an annual rent of ₹2.09 crore, as per the documents. The company paid a security deposit of ₹1.046 crore with 15% escalation in both rent and the security deposit after every 3 years.
Apple's retail outlet at Phoenix Mall of Asia opened in September 2025, becoming the third official Apple store in India followed by Apple BKC in Mumbai's Bandra Kurla Complex and Apple Saket in Delhi, both launched in 2023.
Apple India's recent lease of 57,343 sq ft at WaveRock IT Park in Hyderabad, following an earlier 64,125 sq ft lease, increases its total footprint in the city to approximately 6.34 lakh sq ft, solidifying Hyderabad as its largest development hub in India, particularly for software services like Apple Maps.
This five-year commitment, with a total monthly rent of ₹125 per sq ft, indicates confidence in Hyderabad's talent and infrastructure and is part of a broader strategy, positioning India as a key component of Apple's global ecosystem.
