The Delhi Development Authority (DDA) has initiated to launch its comprehensive redevelopment scheme of group housing complexes, residential complexes developed by government agencies and cooperative housing societies.

The initiative to redevelop these residential areas in line with the safety norms in the Master Plan of Delhi 2021 align the existing structures with the city's Transit Oriented Development (TOD) policy.

• As per the 2021 Master Plan, TOD (Transit Oriented Development) is an urban planning strategy that creates mixed-use development aligning existing and upcoming public transport infrastructure, optimising utilisation of land, and ensuring sustainable mobility.
• This potentially results in higher public transport usage, reduced vehicular congestion and lower pollution in the long term.

• According to the public notice issued, the companies are invited to prepare a redevelopment plan with the objective to upgrade the identified area by applying schemes based on their existing physical and socioeconomic conditions.
• The redevelopment plan will allow a maximum overall Floor Area Ratio (FAR) of 50 per cent above the existing allowable limit on individual plots, with the total FAR not exceeding 400, to incentivise the redevelopment efforts.
• As per the proposed amendments in the TOD of the 2021 Master Plan, construction of 7-8 storey buildings along the metro corridors would be allowed, with maximum FAR currently being around 350 in other parts of the city.
• The notice further read that higher FAR will not be permitted in the redevelopment of areas such as Lutyens Bungalow Zone, Civil Lines Bungalows Area, and Monument Regulated Zone.
• Under the TOD initiative, DDA is introducing its first residential project offering premium flats named 'DDA Towering Heights' in Karkardooma with its possession expected to begin from July 2026.

Through this redevelopment plan, DDA aims to promote the standards of housing society, flexible planning, minimum width of roads and community facilities justified by planning considerations. Under the TOD Policy, this redevelopment plan is launched to upgrade the area into a modern and high-density urban landscape for Delhi.

DDA's first residential project called DDA Towering Heights in Karkardooma will integrate modern designs to create economic vitality and future growth potential for an improved quality of life.
