




Several Bollywood's film studios have paved a way to turn into luxury housing projects by undergoing a major transformation in 2025. These iconic film studios such as Goregaon's Filmistan Studio and Mahalaxmi's Famous Studios have produced some of the most prominent films.
Filmistan Studio, considered as a powerhouse of Hindi cinema, has produced films such as Nagin in 1954, Tumsa Nahin Dekha in 1957 and Paying Guest in 1957. Famous Studios, which was established in 1946, has hosted shoots of films such as Seeta aur Geeta and is known for filming, sound recording and mixing.
As per the documents, Raj Kapoor family sold their 2.2-acre property to Godrej Properties in May 2019 for around ₹250 crore for real estate development.
Godrej Properties has developed a luxury mixed-use project called Godrej RKS on the site. The project has luxury 'Collector's Edition' with apartment configurations of 3BHK and 4BHK units.
With the architectural inspiration derived from Bombay Art Deco, it shows the cultural significance of the original RK Studios.
The developments of transforming Bollywood's film studios into reshaping Mumbai's luxury real estate market is pointing to a trend of film studios redeveloped into luxury housing. Mumbai's historical filmmaking footprint is being permanently altered by intense demand for high-end urban living spaces. Through these film studio lands, developers can build high-rise luxury buildings to cater to the demand of luxury projects in such high-value locations.
