Introduction

2025 recorded one of the strongest performances in India's ultra-luxury housing market, with affluent buyers and entities spending over ₹7,100 crore across 51 marquee residential transactions. According to the reports, out of ₹7,100 crore, properties worth around ₹1,530 crore in Mumbai were directly linked to buyers from the pharmaceutical sector.

The reports further stated that post COVID-19, there has been a surge in luxury home purchases among pharmaceutical entrepreneurs and executives with increased preference for investment in real estate.

Ultra-Luxury Purchase by Leena Gandhi Tewari

  • Pharmaceutical firm USV chairperson Leena Gandhi Tewari made an ultra-luxury purchase in Mumbai's Worli area in 2025, which is considered to be one of the most talked-about and largest residential property deals.
  • The sea-facing duplex apartments are located in a 40-storey premium tower named Naman Xana, worth around ₹739 crore.
  • As per the registration documents dated May 28, 2025, the apartments are spread across 32nd to 35th floors, covering 22,572 sq ft and the deal was valued at around ₹2.83 lakh per sq ft on carpet area.
  • Naman Xana, developed by Naman Developers, is one of the exclusive projects with just 16 residencies, consisting nine simplex units, five duplexes, and a penthouse.
  • As per the real estate experts, this ultra-luxury purchase was a personal acquisition and not an investment deal, with more high-net-worth individuals (HNIs) preferring spacious, move-in-ready homes and sea views.

Zydus Family Trust's Purchase at Oberoi Three Sixty West

  • Zydus Family Trust made a real estate transaction of ₹200 crore at Oberoi Three Sixty West in Worli, Mumbai.
  • According to the property registration documents, the trust purchased a luxury apartment in this project.
  • The luxury apartment, which was registered on March 27, 2025, also purchased eight car parking spaces with a stamp duty of ₹7.04 crore and a registration fee of ₹30,000.
  • Oberoi Three Sixty West, a marquee luxury residential development consisting of two towers with apartment configurations of 4 BHK and 5 BHK units, duplexes and penthouses, is developed by Oberoi Realty.

Alkem Family's Big Bandra Property Buys

1. Luxury Home Purchase in Bandra West by Sarvesh Singh

  • Sarvesh Singh, the Executive Director of Alkem Laboratories, made a purchase of a luxury home in Bandra West worth ₹174 crore in 2025.
  • This ultra-luxury project is located at Supreme ArtHouse on Carter Road with Sarvesh Singh's duplex apartment having a sea-facing view, spanning across 12,148 sq ft and occupying two entire floors of the project.

2. Purchase of Luxury Duplex Apartment by Satish Kumar Singh and Premlata Singh in Bandra

  • Satish Kumar Singh and Premlata Singh, parents of Sandeep Singh, who is the founder of Alkem Laboratories bought a luxury duplex apartment on the 20th and 21st floors of the building worth ₹62.81 crore in Bandra, Mumbai.
  • Located on Perry Road in a building named Evergreen by S Raheja, spreads across 4,583 sq ft with an exclusive terrace.
  • As per the documents, a stamp duty of ₹3.76 crore and a registration fees of ₹30,000 was paid with the deal registered on December 15, 2025.

1. Akshay Bansilal Arora and Shiven Arora of BlueJet Healthcare both purchased properties in Worli, Mumbai. Akshay Bansilal Arora bought a property in Palais Royale worth ₹114.28 crore, whereas Shiven Arora bought a property in Raheja Artesia for ₹88.04 crore.

2. Sameer Madhukar of EdgePharma bought a property worth ₹76.61 crore in Prabhadevi at Hubtown 25 South.

3. Wallace Pharmaceuticals purchased a property at Skyi's 5 Aguada project worth ₹75 crore.
